How to use this calculator

Calculate periodic payments for a fixed-rate amortizing loan. Enter amounts in the units shown, select the applicable options, and click Calculate. Use Reset to restore the starting values.

Calculation formula

Payment = P × i/(1−(1+i)^−N). Compound frequency and payment frequency are independent.

Assumptions and accuracy

Review timing, rates, fees and result notes when comparing scenarios. Future returns and rates are assumptions rather than guaranteed outcomes. Monetary display follows the currency’s precision; intermediate calculations retain additional digits.

Loan calculator with different compounding frequencies

Calculate fixed loan payments with separate compounding and payment frequencies. Deferred-payment and zero-coupon present-value modes are also available.

Understanding this calculation

An amortizing loan has a regular payment that covers interest on the outstanding balance and repays principal. The payment depends on the amount borrowed, periodic rate and number of payments.

Worked examples

A 100,000 loan at 6% over 30 years

Principal $100,000; 30 years; 6% nominal annual rate; monthly compounding and payments.

  1. Monthly rate = 0.06 ÷ 12 = 0.005.
  2. Number of payments = 30 × 12 = 360.
  3. Payment = 100000 × 0.005 ÷ (1 − 1.005^(−360)).

The regular monthly payment is $599.55 before fees or insurance.

Common questions

What happens at zero interest?

Without interest or fees, each regular payment is principal divided by the number of payments. A $12,000 loan over 12 monthly payments is $1,000 per month.

Why is the final payment sometimes smaller?

The schedule caps the last payment at the outstanding principal plus that period’s interest, including when extra payments shorten the loan.

Scope and assumptions

The amortized-loan example excludes fees, insurance and extra payments. Select matching payment and compounding frequencies; a quoted interest rate is not necessarily an all-in APR.

Calculation methods and formulas

Amortized Loan

Calculate periodic payments for a fixed-rate amortizing loan.

Payment = P × i/(1−(1+i)^−N). Compound frequency and payment frequency are independent.

Deferred Payment Loan

Calculate a single repayment at maturity with no intervening payments.

Maturity value = principal × (1+r/m)^(m×years).

Bond Present Value

Discount a zero-coupon bond’s maturity value to present value.

Present value = face value/(1+r/m)^(m×years).
